There are Great Deals Available for New Borrowers

Headlines have lately concentrated on the $700billion bailout bill, but how many homeowners are aware that a bill passed last year to help them became effective on October 1, 2008? This new program, called “Hope for Homeowners” is intended to help homeowners facing very high reset rates on their variable rate mortgages.

In many cases, homeowners with variable rate mortgages see their rates reset and the new rate makes their home loan unaffordable.

One caveat exists, however, in that it is the lender, and not the homeowner who makes the decision whether or not the borrower can take advantage of the program. Banks should have an incentive to enter this program, since so many homeowners are defaulting, it would appear better to have a lower interest rate, then no payment at all. The bank’s loss could be much less in these cases.

Here is how the program is supposed to work. Formerly, borrowers would use ARMs to take advantage of some decreases in the interest rate. But if the rate increased, the homeowner would want to look into renegotiating the loan. Today, however, more and more homes have little equity with which to pay off the old loan.

For example, if you bought a home for $250,000, and your loan balance is still $215,000, but the house is now only worth $190,000 because the housing market has fallen. This is called reverse equity, and it pushes the homeowner to reset his existing mortgage, regardless of how bad the rate is.

The new program guarantees to the lender that the new, refinanced loan, will be guaranteed. However, the new loan cannot be for more than 90% of the value of the home calgary mortgage broker. Thus, the borrower with a $215,000 balance on a house only worth $190,000 would only be in a position to renegotiate a loanof $171,000; the bank would have to lower the loan by $30,000. The offset argument is that now the bank knows it will get this $171,000 rather than take a chance on losing the whole $215,000. Better to take a smaller loss in order to be guaranteed the repayment of the larger balance? Each bank has differing views on this edmonton mortgage. A lot are still deciding to foreclose than accept the lower principal.

Accounting rules may explain this reluctance, since foreclosed properties remain on the lender’s books as an asset, while a write down such as this is an immediate loss. No banker wants to be responsible for lowering the asset value of his company.

The program may be ideal, however, for owners who have not had a big adjustment in the market value of their home. In the case where the home has a decent market value relative to the outstanding debt, the lender will not have to accept as great a loss, or perhaps none at all.

This is also the reason why a synthetic lawn is such a great option for someone with a holiday home. If you plant a natural grass lawn at your vacation home, it means you will have to rent someone to regularly cut the grass at least twice a month. With a synthetic lawn, you will have basically no need for maintenance. All you have to do is to brush the lawn with a hard bristles brush from time to time to restore the blades to the upright position.

Perhaps you have heard rumors that artificial lawns are bad for the environment. There are no scientific studies to support this argument. A recent study in fact reported that artificial lawns don’t emit any harmful odors. They have no negative effect on the natural flow of water either. And the study could also not find any harmful waste material in the storm water run-off from synthetic lawns.

A complaint that is often used against artificial lawns is that they don’t look or feel ‘natural’. This could well have been the case fifteen years ago. During the past couple of years, however, science has found new materials to use in the production of these lawns making them look and feel much more like the real thing. An example is the use of Soy to give the grass a more natural look, feel and color.

An investment in artificial grass will pay substantial dividends over a period of let’s say ten years. The lower maintenance costs and the fact that it doesn’t need water will mean much lower maintenance costs over this period. A well made artificial lawn will also last for many years.
